Pre-Inspection: I’ll bring in a Certified Home Inspector, at my expense, to look for any major issues with your home. This not only ensures that there are no surprises once your home is under contract, but also sets a baseline for what to expect during the formal inspection process.
Staging Consultation: I’ll assist you in staging your home for sale – helping you ensure that potential buyers will find your home as attractive as possible. In specialized cases, I will bring in a professional staging company to furnish your vacant house and provide an additional marketing channel for your home.
Handyman Service: We all have minor repairs that need to be done around the house – but we just haven’t done them yet! In fact, it’s amazing how these things can add up and become the bane of our existence! I can bring in a handyman to take care of those minor headaches for you – further ensuring that your house is as show-ready as possible.
FMLS/MLS: Blue Sky Real Estate is a member of both FMLS and MLS listing services – both are widely used in the Atlanta metro area. Your home will be listed for sale with a detailed description, specific showing instructions and up to 8 professional quality photographs.
Targeted Email Campaigns: I utilize a robust email marketing service to market my listings. I will market your home with photographs to my opt-in lists of contacts, local real estate agents and developers – giving your home as much exposure as possible.
TeresaBlanco.com: Well you found it, and so have thousands of other visitors! I will post your listing on my personal website with a detailed description and up to 20 professional photographs. I have prospects who have registered on my website to be notified automatically when a listing matching their criteria is posted. In addition, an email with new listings is automatically generated and sent to all local member agents of my web community!
Blue Sky Real Estate Website: Your house will be featured prominently in the “Our Listings” section of the Blue Sky website with full description and photographs. Our website receives thousands of hits per month – just another channel for potential Buyers to view your house!
Buyer’s Guide: I will develop a detailed Buyer’s Guide to be placed in your house while it is on the market. When you purchased your house, you probably considered numerous factors including schools, development plans and neighborhood/community features and amenities. Buyers want to make an informed decision about their purchase. Providing this critical information up front to the Buyer can make the difference in whether or not the Buyer will make a return visit, or an offer, on your house.
Agent Caravan: Open house for real estate agents, simply put. I will market your house to other real estate agents (enticing them to come with food or cash grab bags!) by placing it on Agent Caravan. This can be an effective channel to have face-time with other agents who may have potential buyers for your house.
Open Houses: Some agents do not believe in hosting open houses. Should you desire an open house for your property, I will personally host it.
Virtual Tours: Virtual tours can be an effective tool for Buyers to feel like they are standing in your house. I will be happy to compile a virtual tour for your home as a supplement to your photos.
Other Marketing Campaigns: This includes fax, snail mail and publication advertising. I will leverage these channels as needed to draw more traffic to your house as well as evaluate how they fit in with our overall marketing strategy.
Maintain a Nimble and Responsive Strategy: I strongly believe that to be successful in ventures, both business and personal, a person must constantly predict and quickly adjust his or her operating strategy to market feedback. I will work diligently with other experienced professionals to obtain feedback and constantly monitor traffic on your house – this will immediately be incorporated into our marketing strategy in order to ensure that we stay on track in maximizing the value and minimizing the time on the market for your house.
